Habitat for Humanity of Horry County Opens Applications for First-Ever Townhome and Condominium Homeownership Opportunities

Silver Creek

A new chapter for Habitat Horry as the organization expands housing choices, mortgage access, and HUD-approved housing counseling to create more pathways to homeownership.

MYRTLE BEACH, S.C. — October 1, 2026 — Habitat for Humanity of Horry County (Habitat Horry) is officially accepting public applications for one townhome at Silver Creek Townhomes in Myrtle Beach and one condominium at Oak Hill Condos in Conway, marking the first time the organization has offered these types of housing products to the public.

The announcement represents more than two new homes. It is the public debut of a broader evolution underway at Habitat Horry—one designed to increase both the number of homes available and the number of local households financially equipped to become homeowners.

Habitat Horry’s growing homeownership model now includes a diversified mix of single-family homes, townhomes and condominiums, allowing the organization to create different types of affordable homeownership opportunities throughout Horry County.

“The future of Habitat Horry is about creating more pathways to homeownership,” said Meagan Michal, Executive Director of Habitat for Humanity of Horry County. “Our community’s housing needs have changed, and we have grown our model to meet them. That means building and offering different types of homes, strengthening access to mortgage financing, and investing deeply in the financial health of the working households we serve.”

Two New Ways to Own a Habitat Home

Silver Creek Townhomes in Myrtle Beach

Located along Socastee Boulevard, Silver Creek offers convenient access to Myrtle Beach in a neighborhood setting. The three-bedroom, two-bath townhomes feature a garage and small backyard. One Silver Creek townhome is now available through Habitat Horry’s homeownership program.

Oak Hill Condos in downtown Conway

Located on historic Elm Street, Oak Hill is nestled in a quiet area of downtown Conway within walking distance of parks, restaurants, schools and other amenities. The condominium offers a low-maintenance approach to homeownership and represents a resale opportunity within Habitat’s program. One Oak Hill condominium is now available for applicants.

Together, the two properties demonstrate Habitat Horry’s move beyond a one-size-fits-all approach to affordable homeownership.

Building More Homes and More Homebuyers

Habitat Horry’s expansion is not limited to the homes it builds or sells.

Habitat for Humanity of Horry County has just become Horry County’s only HUD-approved Housing Counseling Agency, filling a gap in the community and significantly expanding the organization’s capacity to help low- and moderate-income working households improve their financial health and prepare for sustainable homeownership.

The designation builds upon Habitat Horry’s financial education-first approach. Its one-on-one financial mentorship program has been serving an average of 30 families each month, helping local households improve credit, reduce debt, build savings and strengthen their overall financial position.

But Habitat’s vision for that work extends beyond preparing applicants to purchase Habitat homes.

“For years, we have measured our homeownership impact largely by the number of homes Habitat sells. But what if we also measured success by the number of homebuyers we create?” said Michal. “Becoming a HUD-approved Housing Counseling Agency gives us greater capacity to equip low- and moderate-income working households with the financial knowledge, habits and readiness to become successful homeowners. Some of those families will buy a Habitat home, and we hope many will. But if we do this exceptionally well, others will become financially prepared to purchase a home on the open market—and that is a tremendous outcome, too. Our goal isn’t simply to sell more Habitat homes. It’s to create more Horry County homeowners.”

Expanding Access to the Financial System

That approach is being paired with another significant change: Habitat Horry has expanded the ways its homebuyers can finance their homes.

Rather than relying exclusively on Habitat-originated mortgages, the organization is building relationships with local banks and developing specialized programs designed to connect low- and moderate-income borrowers with traditional financial institutions.

Habitat sees those relationships as an opportunity both to help working households build equity and to give local financial institutions additional ways to invest in the communities they serve.

The combination creates a broader homeownership pipeline:

Prepare households financially. Expand access to mortgage capital. Offer more types of homes. And help more Horry County residents become homeowners.

A Growing Habitat for a Growing Community

The launch of Silver Creek and Oak Hill comes during a period of significant growth for Habitat Horry.

The organization’s New Habitat strategy shows annual home sales growing from four homes in 2024 to 10 in 2026, with 13 planned for 2027. At the same time, Habitat has expanded its year-round Critical Home Repair Program, investing nearly $200,000 in the prior year to help existing Horry County homeowners remain safely in their homes.

Together, these initiatives represent a larger vision for Habitat’s role in the local housing system. Not only as a builder, but as a homeownership organization capable of serving households at multiple stages of their housing and financial journey.

“We are still Habitat,” Michal said. “We are still bringing people together to build homes, communities and hope. We are simply building more ways for that mission to reach people. Whether someone ultimately partners with us to repair the home they already own, purchases a Habitat townhome, a Habitat condo, a traditional single-family home or becomes financially ready to buy a home somewhere else in Horry County, we want Habitat to be a place that helps open that door.”

Applications Are Now Open

Applications are now being accepted for the Silver Creek townhome in Myrtle Beach and the Oak Hill condominium in Conway.

Interested households are encouraged to review Habitat Horry’s homeownership qualifications and apply. Households that are interested in homeownership but are not yet mortgage-ready can also connect with Habitat Horry for one-on-one housing counseling and financial education.
